These Terms & Conditions apply to all direct bookings made via this web side


1. Booking & Confirmation

  • A booking is considered confirmed once a written confirmation is sent by us (email).
  • The lead guest must be at least 18 years old and is responsible for all guests.


2. Payment Terms

  • The total booking amount must be paid in full in advance, within 5 days after receiving the invoice per email, and no later than before arrival.
  • If payment is not received within the specified timeframe as defined in the Payment Terms, we reserve the right to cancel the booking


3. Cancellation Policy

Unless otherwise agreed in writing:

  • Free cancellation: up to 31 days before arrival.
  • Non-refundable: for cancellations made 30 days or less before arrival.
  • Bookings made within 30 days before arrival are non-refundable


4. Check-in & Check-out

  • Check-in: from 15:00
  • Check-out: by 10:00
  • Early check-in or late check-out is subject to availability and must be


5. Use of the Property

  • The property may only be used by the number of guests stated in the booking.
  • No parties, events or commercial use unless explicitly agreed.
  • Guests must respect house rules, neighbors, and local regulations.
  • Quiet hours: [e.g. 22:00 – 07:00].


6. Damage, Loss & Liability

  • Guests are responsible for any damage, loss, or excessive cleaning caused during their stay.
  • Normal wear and tear is excluded.
  • We are not liable for:
  • loss or theft of personal belongings
  • injury, accidents, or illness occurring on the property, except where caused by gross negligence.



7. Cleaning

  • A standard cleaning fee is charged and outlined in the invoice
  • The property must be left in a reasonably clean and tidy condition.
  • Excessive cleaning may be charged additionally


8. Pets / Smoking (if applicable)

  • Pets: not allowed
  • Smoking: not allowed
    Violation of these rules may result in additional charges.


9. Force Majeure

We are not liable for cancellations or disruptions caused by events beyond our control, including but not limited to natural disasters, government restrictions or utility failures.


10. Privacy & Data Protection

  • Personal data is used solely for booking management and legal obligations.
  • We do not share guest data with third parties unless legally required.


11. Acceptance of Terms

By confirming a booking and/or staying at the property, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
